The Village Core is the heart of our plan. Highlighted in the community map, we anticipate the Village Core to be the buzzing epicenter of all social life at the community.
We’ve designed the Core to have an active atmosphere, both day and night. This area of the project will provide walkable connections to farmland, retail, lodging, and residential uses in the community. We also anticipate that the Core will offer a variety of retail and flex office use as well as adjacent residential uses for residents and locals to enjoy. The Riverside Village will be located in the southwest corner of the community west of the Village Core.
Compromised of single-family detached homes ranging in size from 1,700 to 2,400 square feet, this neighborhood will sit directly adjacent to The Farm.
This area is also anticipated to be served by a recreational park featuring community gardens, a recreation facility, and pool! When you imagine Riverside Village, think pedestrian-friendly streets and large parkways to promote walkability.

North River Farms’ second village, North Village West, is expected lie on the north side of North River Road, right above Riverside Village.
Buffered by agricultural fields to the south and east, we expect there to be multiple access points for residents and locals to access the perimeter trail system.
At North Village West, homes are anticipated to range in size from 2,400 to 2,800 square feet and plenty of opportunities for families to grow and play. Ready for a little design inspiration? Here are the possible home exteriors of homes planned at North Village West:
Right across from North Village West will be North Village East. This village will also lie on the north side of North River Road but will be closer to the Village Core.
We also expect North Village East to be buffered by agricultural fields to the south and east. What makes this village unique? Mill Stone Park will be located at the center of the village and the entire area is planned to be very walkable and bikeable with multiple connections to the perimeter trail system.
New homes in this village are anticipated to ranging in size from 2,900 to 3,250 square feet with floor plans designed for families to grow.

Hilltop Village South
Nestled high into the hillside, we envision Hilltop Village South to provide commanding views of the San Luis Rey River Valley and the grounds at North River Farms. Curving streets will step up the hill to provide access to this impressive neighborhood.
Hilltop Village South will feature executive style housing, with an average lot size of over 13,000 square feet. Home shoppers can expect to find one and two-story homes that are anticipated to range in size from 3,200 to 3,600 square feet with features like casitas and detached garages to allow for multi-generational living.
We also anticipate that this area will include amenities like View Park. This park will be accessible to all residents and is expected to have a recreational facility, a pool and spa, a half-court basketball court, play area and more.
HILLTOP VILLAGE NORTH
Hilltop Village North is anticipated to be located directly to the northeast of Hilltop Village South. Like Hilltop Village South, this neighborhood will also provide spectacular views of the San Luis Rey River Valley and the North River Farms land.
Featuring moderately large and well-appointed homes, home buyers can expect the Hilltop Village North to have an average lot size of over 13,000 square feet.
At Hilltop Village North, you can expect one and two-story homes, which we anticipate will in size from 3,200 to 3,600 square feet.
