North River Farms Community Update

You asked, and we listened! After meeting with several members of the local community, we have made significant revisions to the scope of North River Farms.

Our most recent changes include: 

  • – Reduced the effective density from 5.8 to 3.0 DU / Acre
  • – Added an additional 42 acres of agriculture/open space for a total of 70+ acres
  • – Contributed to local emissions reductions
  • – Committed to the marketing and sale of the hotel site
  • – Funding of the agvision plan for South Morro Hills
  • – Performing a Melrose Bridge feasibility study

Previous changes include:

  • – Reduced the unit count from 985 to 720 to the current 656
  • – Removed the high density (HD) category from the allowable zoning uses
  • – 16 acres of parks and recreation space
  • – Enhanced connectivity and access points for neighbors including 10 miles of trails and bike paths that connect with North River Road, Wilshire and along the northern property line to the Arrowood golf course
  • – Replace traditional sidewalks with a 10’ DG pathway that winds off of the street through the agriculture along North River Road
  • – Reduced the size of the hotel
  • – Committed to building the maker space, village green and amphitheater in the initial stage of the community to add vibrancy to the core.
  • – Designed a rural interface street standard that includes signage, wedge curbs, grassy swales and an 10’ multi-modal trail for the North River Road street section
  • – Oversized the sewer to allow for future agritourism efforts
  • – Committed to expanding the College Bridge to allow for three times more capacity than North River Farms adds.
  • – Doubled the requested setback on the Wilshire Corner to 400’
  • – Increased sustainability by including EV charging stations, an electric bike share program, rainwater catchment and solar.
  • – Improving traffic at 15 locations mitigating all significant traffic impacts
  • Building, equipping and staffing an interim fire station location within the community
  • – 50% of the housing types priced to qualify for VA loans.
